It's Raining in The Crawl Space

With up to 6 inches of water in their crawl space during heavy rains and no intentions to ever move, this Kennebunk homeowner refused to let their crawl space rain on their heads anymore. After calling TC Hafford Basement Systems, System Design Specialist Ron Bedard drove out to the home to meet with the owner. Looking to avoid mold and any home damage, Ron and the homeowner worked together to design a system that would take care of the needs of the home while meeting the homeowners’ expectations.

CleanSpace with Drainage Matting was laid down and attached to the walls to act as a barrier, keeping outside elements outside where it won’t be a problem. Two Interior Discharge Lines are connected to two SuperSumps that will push any ground water outside through an exterior discharge line where it won’t be a problem. Finally, a SaniDry Sedona was installed in the crawl space to maintain safe humidity levels. The homeowner now can rest with peace of mind that they won’t have to worry about it raining in their crawl space anymore.

A Bad Sump Can Ruin Your Stuff

With water coming in and a bad sump pump, this crawl space needed some help, and TC Hafford Basement Systems was happy to provide it. System Design Specialist Ron Bedard went out to the Kennebunk home to design a system to fully encapsulate the space. The old sump pump was removed and replaced with a TripleCrawl Sump Pump System, and Drainage Matting was laid down. CleanSpace was installed, and the TripleCrawl was connected to an Exterior Discharge Line to direct water away from the house. Water is no longer a concern, and outside elements are no longer able to cause issues in the crawl space.

Before TC Hafford Basement Systems stepped in, the crawl space of this Kennebunk, ME home was a nightmare. The homeowner dealt with persistent humidity, musty odors, and occasional flooding. These issues made the space unusable, and the excess moisture threatened to cause long-term damage to the structure. The homeowner knew it was time to take action and contacted us for an inspection.

 

 

After evaluating the situation, our team installed CleanSpace vapor barrier and drainage matting to prevent water from seeping into the space. We also installed a SmartSump sump pump system, which not only efficiently removed water but also came with a backup UltraSump to ensure the pump continues even during power outages. IceGuard was attached to the exterior discharge line to safeguard against freezing conditions.

 

Now, the space is completely dry, odor-free, and the homeowner has peace of mind knowing their crawl space is fully protected from moisture year-round.

Leaking Bulkhead Caused Waterlogged Crawl Space in Kennebunk, ME

Kennebunk, ME homeowners reached out to TC Hafford Basement Systems for help with their leaking bulk head and wet crawl space. We first installed new bulk head doors to prevent future leaks in that space. To protect the crawl space, we encapsulated the area with CleanSpace and drainage matting. CleanSpace is an inorganic vapor barrier that keeps moisture out and prevents mold growth. We also added a SaniDry Sedona high efficiency air system. The SaniDry not only controls humidity in the space, it also filters out dust and mold spores. The air in your crawl space is the air you breathe in your home above, so the SaniDry keeps everything healthy. Lastly, there was an area where the floors above were sagging so we installed two SmartJacks, a galvanized steel post system providing immediate lift and support to the failing area.

A 5 Year Crawl Space Moisture Problem Gone

This Oxford, ME, homeowner has lived in their home for 20 years, and within the last five years, they have noticed moisture in their crawl space getting worse and worse. They only go into their crawl space a few times a year, but they are worried about mold—and rightfully so. Looking to solve their problems and turn their crawl space into a usable storage area for more than a few lawn chairs, they reached out to TC Hafford Basement Systems for a free estimate. System Design Specialist Sam Crowley met the homeowner and went into their crawl space to survey and measure the area and check for humidity and any other issues that could be causing the homeowner trouble. Together, Sam and the homeowner designed an encapsulation system that would seal up their crawl space and protect the health of the home from any outside elements.

 

To start the encapsulation process, CleanSpace with Drainage Matting was laid down. Drainage Matting creates a gap for groundwater to move under and be channeled to a sump pump. CleanSpace and Drainage Matting both create an inorganic barrier that keeps the elements outside without degrading over time. CleanSpace is then attached to the rim joist with SprayFoam to create a tougher seal, ensuring that CleanSpace will hold tight for the lifetime of the home. In case the homeowner decides to install a sump pump later on, a Sump Liner is installed; that way, in the future, the CleanSpace system will not have to be disturbed. CleanSpace Vent Covers were installed to enclose the crawl space, ensuring outside air would not penetrate its way into the crawl space, hindering the system. Finally, a SaniDry Sedona Dehumidifier was installed to keep humidity at a safe level, and to make sure the homeowner never has to empty a bucket of water, a Condensate Pump is attached to the SaniDry Sedona to pump the water out of the home.

 

After working together, Sam Crowley and the homeowner were able to design an encapsulation system that is now protecting their crawl space. The homeowner also has the benefit of using the crawl space as a storage area where their belongings will be safe and protected from humidity and any critters that used to find their way into the crawl space.
