Crack in Wall Seeping Water in Eddington, ME

In Eddington, ME, a homeowner reached out to TC Hafford Basement Systems after noticing water seeping through a vertical crack in their basement wall. Concerned about preserving their home's integrity and potential water damage, they contacted us for a long-lasting solution. Our System Design Specialist diagnosed an issue with the foundation wall needing a strategic waterproofing solution. Upon assessing the situation, our team designed a comprehensive plan integrating our proprietary products: BrightWall panels, SuperSump, and WaterGuard. The installation began with attaching BrightWall panels to the masonry wall, effectively stabilizing the interior and guiding any penetrated water downward. Protecting the space not only adds a line of defense but keeps the area bright and clean. Beneath the surface, we installed the WaterGuard system—a sub-floor perimeter drainage solution expertly designed to intercept water from walls and floors. Concealed under a neat concrete layer, WaterGuard provides effective drainage without obstructing the homeowners' use of their basement. Coupled with WaterGuard, the SuperSump system adds an additional layer of assurance. This reliable sump pump solution efficiently removes water away from the foundation using a 1/3 HP Zoeller pump and includes an alert system for optimal peace of mind. As a result, our customer now enjoys a safe, dry, and usable basement.

A New Home Addition Causing Issues

After putting a new addition onto their home, this Ellsworth, ME, homeowner has had issues with moisture in their crawl space. Not wanting to move on to other home improvement projects without fixing their crawl space, the homeowner called TC Hafford Basement Systems and scheduled a free estimate. System Design Specialist Mark Smith drove out and met with the homeowner to work with them on designing a crawl space encapsulation system.

 

First, TC Hafford removed the old plastic from the crawl space and laid down brand-new Drainage Matting. Drainage Matting features dimples that create a gap, allowing any groundwater to be channeled without causing any issues to the crawl space. CleanSpace is then laid on top of the Drainage Matting to create an inorganic barrier between outside elements and the crawl space. Finally, a SmartJack was installed to better support the floor above and remove any bounce the floor had.

 

Now the crawl space is encapsulated, and because of CleanSpace’s bright white color, light is reflected, resulting in a perfect storage area that is protected from critters, moisture, and any other outside element that could cause issues.

Wet Crawl Space in Bar Harbor, ME

Moisture has wreaked havoc on this Bar Harbor, ME, crawl space, and the homeowner couldn’t let the issues continue, so they booked a free estimate with TC Hafford Basement Systems. System Design Craig Ziegenbein worked with the homeowner to design a system that would seal their crawl space and keep humidity from causing damage and rotting out the wood.

CleanSpace with Drainage Matting was first installed to encapsulate the area and create a barrier between the outside elements and the crawl space. Drainage Matting is a durable, dimpled matting that creates a channel that allows ground water to flow to the sump pump and elevates the CleanSpace to protect it. CleanSpace is an inorganic vapor barrier that gets attached to the walls to seal the crawl space from moisture and small critters. An UltraSump was installed to take the water from the area and pump it away from the home through a new Exterior Buried Discharge line. The Discharge line and the sump system are protected from freezing during the winter with the installation of IceGuard. To finish the encapsulation system, the old and rotting crawl space entrance cover was replaced with a new EverLast Access Panel that keeps air and moisture from coming into the crawl space.

Now the homeowner is happy being able to use their crawl space for storage with moisture no longer affecting the health of their home.

Bar Harbor Crawl Space Encapsulation

A buyer in Bar Harbor, ME faced issues with a wet crawl space causing serious moisture concerns, as seen in the before photo. This problem not only threatened structural integrity but also risked molding and increased energy costs. Our team at TC Hafford Basement Systems installed the proven CleanSpace encapsulation system to tackle these challenges. The sturdy 20-mil liner, reinforced and antimicrobial-treated, transformed the dank space into a dry and stable foundation. As shown in the after photo, our Bar Harbor client now has a secure crawl space and added protection against future moisture issues.

Summer Home Plagued by High Moisture

This Northeast Harbor, ME, summer home has had an issue with high moisture in it’s crawl space for the past couple of years. The homeowner was worried about mold coming into the living space, causing costly repairs and creating unhealthy living conditions for the family. The homeowner wanted to get the problem solved as fast as possible, so they booked a free estimate with TC Hafford Basement Systems.

The area was first prepped by regrading the ground to create a smooth base. The crawl space needed to be encapsulated to seal up the area and keep moisture out, so CleanSpace with Drainage Matting was installed. Drainage Matting was laid down to create a gap that allows water to be channeled to the sump pump and works to protect the CleanSpace. CleanSpace was installed on top of the Drainage Matting and was attached to the crawl space walls to seal up the area. CleanSpace is a durable vapor barrier that keeps moisture and critters out, reducing mold and creating the perfect space for storage. A Sump Liner was installed so a sump can be added in the future if needed without having to modify the encapsulation system. Finally, a SaniDry Sedona Dehumidifier was installed, and with the addition of a Condensate Pump, the homeowner never has to go into the basement to empty a bucket and the humidity will be kept at a safe level year-round. The home is now fully protected against moisture, and the homeowner will no longer have to worry about mold-causing issues in their summer home.
